This is how the morning ritual usually unfolds at the boutique apartments in Leutasch near Seefeld: Right after waking up, you pad barefoot to the window, open the blinds, snuggle back under the covers, and wake up comfortably with a view of meadows, fields, and mountain peaks—or you head straight to the couch, terrace, or balcony to enjoy the picture-perfect view with your first coffee When the smell of bread wafts through the house, chances are there’s already a bag of oven-fresh baked goods hanging on the door of your vacation apartment. While you’re having breakfast, you can plan an active day in the Tyrolean countryside. Depending on the season, this could include splashing your feet in the Leutascher Ache river, taking a trip to the Geisterklamm gorge, picking blueberries and turning them into delicious “Datschn” (pancakes with the berries stirred directly into the batter), or going on a cross-country skiing tour through the snow-covered landscape. When Katrin Moser decided to give her parents’ house a facelift together with her husband, it was important to both of them to create a connection between the interior and exterior. This they achieved with floor-to-ceiling windows, spacious balconies, but also with the color scheme. In fact, they had their carpenter make kitchens in the colors of nature for the six individually designed apartments: Yellow like the sun, blue like the sky, green like the forests, and orange-red like the fall. In turn, these shades are picked up by cushions, furniture, and wall designs in the same tones. Combined with lots of wood and minimalist design, this creates a warm and inviting atmosphere. Thus, it will always be a really wonderful moment every time you return to the Moser Quartier —especially after a dream day out in the Tyrolean mountains.

WHAT WE LIKE MOST:

  • The exterior cladding with crossed wooden struts, which gives the house an airy, modern look and is reflected in the interior fittings
  • How the apartments combine functionality with linear design—perfect for relaxing after an active day in nature. Speaking of which, there’s even a foot massager!
  • The spacious balconies and terraces with brightly colored furniture, where you can gaze at the snow-capped peaks and let your mind wander
  • How the soft lighting conveys a sense of calm, allowing you to forget the stress of everyday life—a retreat where you can take a deep breath and enjoy the little things
  • The newly renovated bathrooms with terrazzo-look floor tiles, colorful wall tiles, asymmetrical mirrors, and walk-in rain showers
  • How well located the house is. It’s a great place to start out on hikes or bike tours, and in winter you have direct access to the cross-country ski trail from the back entrance. Sledding and snowshoeing are also great fun here.
  • There are so many exciting destinations to visit in the surrounding area: The Leutascher Ache river just around the corner, the spectacular Geisterklamm gorge with its rocky ravines and turquoise water, and Lake Walchensee.
  • Even rainy days have their charm in this location: You can spend them comfortably in your temporary home, and in the evening marvel at the clouds forming mysterious shapes and the wisps of mist that lend the peaks a mystical quality.

good to know:

  • One of the apartments is suitable for two people, the other five have a sofa bed in addition to the bedroom, which can accommodate another adult or two children.
  • Children of all ages are welcome. Baby beds and high chairs are available on request, as are board games and building blocks for toddlers. There’s also a two-seater bicycle trailer for hire.
  • The Mosers live in the same house with their two children and have lots of tips for hiking routes and places to stop for refreshments.
  • Each apartment has a fully equipped kitchen with a dishwasher, kettle, toaster, coffee machine, and soda maker.
  • From Monday to Saturday, guests can order bread rolls from the local bakery as an additional service, which are then delivered to their door in the morning.
  • Active guests can store their bikes in a lockable room, and cross-country skis can be kept in the basement.
  • There’s a charging station for electric cars right next to the free parking lot.
  • The price of accommodation includes a cross-country ski pass for the winter and, between May and October, admission to the Alpenbad Leutasch swimming pool; the pass is also valid on regional buses.
  • Restaurants, a supermarket, a fish shop, a bus stop, and the swimming pool are all within walking distance.
  • The nearest airport is Innsbruck, 28 kilometers away.
